How ROI is calculated
Rental yield tells you how much a property earns each year relative to what you paid for it. There are two figures worth knowing before you compare projects.
Annual rent ÷ property price
The simplest measure. It shows the raw rental return before any costs, so it's useful for a quick first comparison between properties.
Net income ÷ total purchase cost
The more realistic number. It accounts for occupancy, service charges, and the fees paid on the purchase itself, including DLD and agency fees.
